How foreign ownership works in Mexico.

For property within Mexico's restricted zone (50km from coast), foreign buyers acquire via a bank trust · used by hundreds of thousands of US, Canadian, and European investors since 1973. Here's how it goes:

Bank trust setup

A Mexican bank holds the title

BBVA, Banorte, or Scotiabank acts as trustee. The trust is for 50 years, fully renewable. You are the sole beneficiary with rights identical to direct ownership · use, lease, sell, transfer to heirs.

Your rights

Full economic ownership

Live in it, rent it on Airbnb, sell it, leave it to heirs. The bank only holds title custody · you have 100% economic control. You can convert to direct ownership if Mexican constitution changes (frequently proposed since 2015).

Optional but recommended · we coordinate with Stewart, First American, or Chicago Title Mexico. Premium ~$1-2K USD one-time for full title insurance over the property life.
