What is Kuxnah Living Condos?

A boutique vertical residential development with 20 residences in Zona Colegios, Cancún · on Avenida Huayacán. Delivered by Grupo Salomón. 80% under construction as of May 2026, contractual delivery September 2026.

What floor plans are available?

Type A: 2 bedrooms, 2 bathrooms, ~95-118 m² (~1,022-1,270 sqft), starting at $4.59M MXN (~$240K USD).

Type B: 3 bedrooms, 3 bathrooms, ~125-142 m² (~1,345-1,530 sqft), starting at $5.37M MXN (~$281K USD).

Where exactly?

Foreign buyers

Can I buy as a non-Mexican?

Yes. Foreign buyers purchase via Mexican bank trust (fideicomiso). It's the standard structure used by hundreds of thousands of US, Canadian and European investors since 1973.

What is a fideicomiso?

A 50-year renewable bank trust. You are the sole beneficiary, with rights identical to direct ownership: you can use, lease, sell, and transfer to heirs. The bank acts as trustee (BBVA, Banorte, or Scotiabank).

One-time setup cost ~$2,500 USD + a small annual maintenance fee. Title insurance is available through Stewart, First American, or Chicago Title.

Can I tour remotely?

Yes. We offer a 30-40 minute live video walkthrough with the on-site advisor. Showroom has final finishes installed. Schedule via WhatsApp.

Tax implications for foreign owners?

Mexico has tax treaties with the US, Canada, and most EU countries that prevent double taxation. Rental income is taxed in Mexico at preferential rates. Capital gains are taxed when sold. We coordinate with a bilingual tax advisor for your specific situation.

What ROI can I expect?

Two combined motors:

Plusvalía (appreciation): Cancún premium m² grew 13% YoY in 2024 according to AIS Inmobiliario. Sustained over a decade due to ~38% population growth (INEGI) and 42% foreign-buyer demand (DatAlpine).

Can I get a mortgage in Mexico?

Yes. We work with BBVA, Santander, Banorte, Scotiabank and HSBC. Mortgage availability depends on your profile. Pre-approval is free and takes 5-10 business days.

For Type A: typical 20% down + 20 years financing, monthly payment estimated at $1,950 USD at current rates. Use our payment plan calculator.

USD or MXN?

The official sales currency is MXN (Mexican peso). We accept payment in USD or MXN. The bank trust is denominated in MXN. Exchange rate fluctuations have historically benefited foreign buyers over Mexican peso appreciation in Cancún.

Delivery & construction

When is delivery?

Contractual delivery September 2026. Structure 100% complete, finishes 65%, overall 80% as of May 2026. Updated monthly at our construction blog with real photos.

What finishes are included?

All finishes are included — no "basic package" upgrade trap. Travertine marble from Puebla, San Gabriel granite countertops, solid Tzalam hardwood floors, bronze hardware. Every unit is delivered with the same standard finishes shown in the showroom.
